  1. Hi shirely, you might be able to obtain a loan if you’re delinquent for less than 9 months. Or you could be allowed to file your claim, but they will deduct your benefit from your housing loan balance. Or Pag-ibig can tell you that you’re not allowed to claim your benefit because of your delinquent housing loan. It’s better that you find someone who can take over your housing loan (assume balance) so your name can be cleared, and later on, you can get your Provident benefit.

  2. We stop paying for almost 10yrs.and without notice from pagibig.we thought that everything will be ok.what is the best things that we do to claim the provident.

  3. Hi Shirely, is the property foreclosed already? Pag-ibig says that you pay the house in full first before you can claim your Provident benefit. Call Pag-ibig 724-4244 — they are answering calls.

  5. Hi Shirely, do you mean foreclosure? Maybe if the house was foreclosed, and then sold for a good price that covered their loss. But I’m not sure because their rule says a member is not allowed to claim the Provident benefit if the housing loan is unpaid or delinquent or foreclosed. Call 724-4244

  6. Gud day ms nora, ofw po ako sa online ako nag apply ng pag ibig no. First 6 months ko hinulugan ng agency but I stop working gusto ko po sana i continue ang contribution as volunteer at makakuha ng pag ibig ID. Saan po ba ako pede mag continue ng hulog ng contibution at makakuha ng ID. Sa may T. M. Kalaw Magsaysay ang dati ko na agency pero taga San Jose Del Monte Bulacan po ako. Sobra hirap tawagan ng Pag-ibig Calamba branch. more than 30 mins na ring, then connect to line for mpl, wala nman sumasagot. ang nakalagay po sa standard charter ng 3 days processing ng mpl ay hindi nman totoo. it takes weeks para ma-approve ang mpl. bakit po ganun? sinsabi nila pag nagtatanong kse inaayos system, pero 2 years na po ganun sila kabagal.

  8. Hi po, how is it if I buy a house and use a pag ibig loan? Is that possible? Will Pag ibig pay the full amount to the seller? What’s the process? Thanks po.

  9. Hi Virgie, the loan amount to be released by Pag-ibig will depend on their appraisal of the house and lot. Pag-ibig can lend 80% to 90% of the appraised value of the property. This means you need to have money to add to the loan. For example, the sales price is 800k, and Pag-ibig’s appraisal is only 600k, the loan amount could only be 540k. They’ll also check your monthly income if you’re able to pay the monthly amortization.
    The big problem with buying from individual sellers, and not from Pag-ibig-accredited developers, is the transfer of the property title to your name. Initially, you will present to Pag-ibig a copy of the property title in the name of the seller, but later on, before Pag-ibig releases the loan money, you need to submit the property title already in your name. This means you’ll spend for the transfer of the title (transfer tax, documentary tax, etc.) and you’ll do the paperwork with the Register of Deeds. The seller will also need to trust you, trust Pag-ibig and trust the mortgage process, as the seller needs to accept Pag-ibig’s Letter of Guaranty as initial payment, needs to issue the Deed of Sale, the real estate tax and declaration.   10. Do I have to go where my company pagibig branch to get my updated pag-IBIG membership contribution or I can go to the nearest pag ibig branch in my area? OR is it available in the main branch of pagibig in shaw?

  11. Hi Arn, you should go to the branch where your company is remitting your contributions. Your records are kept there. Pag-ibig records are not yet centralized in a single system.

  12. Hi Arn, it’s in the corner of Roxas Boulevard and Arnaiz Avenue (sometimes also called Libertad Street or Pasay Road). At LRT1, get off Libertad station, then walk towards Roxas Boulevard (a bit far for those not used to walking; there might be a jeep passing by Pag-ibig). Or if in north Manila area, ride a Baclaran Harrison jeep, get off Libertad, then walk towards Roxas Blvd.

  13. Hi Ms Nora, Its me again, where I could get the updated tax declaration? I already paid my real estate tax for the year 2015. Others said that If you already paid tax, it is already the updated tax declaration. I have a copy of tax declaration that my developer gave to me last 2013. How can I update it?

  14. Hi Arn, what you heard is true. It means that since you’ve already paid your real estate tax for the year 2015, the tax declaration where they based your tax is the latest or updated tax declaration. The appraised value in your 2013 tax declaration could still be the same amount where they based your 2015 tax. But to be sure, you can get your latest tax declaration at the real estate tax section of the city hall (of the city where your property is located).

  15. thank you mam Nora, very helpful. Can I ask one more question? What should I bring If I want to get my updated pag-IBIG membership contribution? my co worker said that I just need to bring a photocopy of my company ID.

  16. Hi Arn, yes, your co-worker is right, just bring your company ID with a photocopy (in case they need a copy). Sometimes they ask you to write your job history (names of companies, addresses and months and years worked)
